Damage deposit: €200, amount must be on our account 1 week before arrival and will be refunded maximum 2 weeks after departure, if there is no breakage or damage

Consumption of water and electricity, heating and bed linen included (made beds upon arrival), extra bed linen for rent (see extra services).

Service package included : Toilet paper, kitchen paper, dishcloth, scourer, dirt bag, dishwashing liquid and all purpose cleaner 
Babycots, highchairs, changing table on demand

If you make a reservation or asked for more information, you will receive a confirmation/an answer within 2 days, by e-mail or by phone. Please contact us if you did not receive a confirmation/ an answer within 2 days.

Every reservation is definite after confirmation by e-mail.

Bookings are subject to the following terms and conditions as agreed to at the time of booking.


Payment conditions

- 6 weeks before arrival: 
 payment of 50% of the total amount (rent + damage deposit + extra services)
 Your payment is seen as a confirmation.
 If the payment is not received by the due date then your booking will be treated as a cancellation.
- 4 weeks before arrival:
 Payment of the balance
 If the payment is not received, 50% of the total amount will be held in.
- last-minute bookings longer than 7 days before arrival:
 payment of the full amount 7 days before arrival
- last-minute bookings less than 7 before arrival:
 payment of the full amount upon arrival in cash (no electronic payment possible, bancontact app possible)







Annulation conditions

- Annulation until  6 weeks before arrival:
 deposit refundable

- Annulation between 6 and 4 weeks before arrival:
 50% of the total amount will be withheld

- Annulation between  4 weeks before arrival and arrival date:
 the total amount will be withheld

- Annulation last-minute reservation  7 days or longer before arrival: 
 the total amount will be withheld

- Annulation must be immediately notified by e-mail

General conditions


The prices stated on the website are the applicable rental prices, excluding the damage deposit and the extra services.
The rental price includes: the stay, the bed linen, the service package and the energy consumption. In the case of excessive energy consumption, a supplement is settled after checking the counters.
Upon arrival, a guided tour will take place by the owner explaining the operation of the various devices and showing the location of the materials. 
Upon departure, a tour will take place together with the tenant where possible breakage, damage of disappeared materials can be determined.

In case of minor damage, breakage or missing materials, the cost of repair or replacement can be deducted from the damage deposit. If the cost of damage or breakages exceeds the amount of that deposit, then the insurance will be called in mutual consultation. The tenant must empty the dishwasher itself and deposit the garbage himself in the sorting bin. In the case that these things are not done, we have the right to deduct 10% of the deposit.

The key is exchanged by mutual agreement between tenant and owner before and after the stay. If the key is not returned to the owner on departure, the owner has the right to withhold the deposit. The holiday home can best be checked by the tenant at the start of the stay, based on the inventory of the contents. Any comments must be immediately communicated to the owner. Without any notice from the tenant on the day of arrival, the tenant declares to agree with the inventory and condition of the holiday home. 

The holiday home must be left tidy and in good condition. Damage and breakage must be reported immediately.


Smoking is strictly forbidden in the holiday home. 

At night noise or criminal activities we always notify the police. 

Pets are not allowed. 

The holiday home may not be sublet. 

The holiday home is suitable for a stay of 8 persons. If we come to the conclusion that there are more people than 8, we are forced to charge € 80 per person per night, deducted via the deposit. 

The private home and garden are only entered after admission of the owner. 

The owner reserves the right to enter the holiday home and to cancel the stay with immediate effect without compensation on the rent if violations of the above rules are established.
